Architectural Controls
- All plans shall be submitted to Schandre Estates for approval prior to applying for building permits.
- All homes shall comply with all applicable building codes of the Municipal Basic Planning Statement and Zoning Bylaw, the R.M. of Lumsden, the Town of Lumsden, and the Schandre Estates Servicing Agreement.
- Front yard setbacks shall be 25 feet and side yard setbacks shall be 10 feet as per the Town of Lumsden's Zoning Bylaws.
- Homes shall have a minimum two-car and maximum three-car side attached garages with separate doors.
- The following minimum square footages shall apply:
- Walkouts - 1500 sq. ft. (on valley edge)
- Bungalow - 1400 sq. ft.
- Two-storey - 1800 sq. ft.
- Raised Bungalow - 1400 sq. ft.
- Homeowners shall maintain the natural prairie grass landscape along the valley walls. (lots #18 to #26)
- Large retaining walls shall not be allowed.
- Fences from street to building setback shall not be allowed.
- Rear fences shall not be allowed on valley edge lots. (lots #18 to #26)
- Swimming pools shall be allowed provided they use geotec approved liners as required in the Schandre Estates Servicing Agreement.
- Driveways shall not be constructed using asphalt. Regular concrete, patterned concrete, exposed aggregate or paving stones may be used.
- Driveways shall be completed within one (1) year after home is occupied.
- Front yard landscaping shall be completed within two (2) years of occupancy.
- Vinyl siding shall not be used for the exterior of the homes. Brick and stone accents, Hardie Board, stucco (Pastel colors only) may be used.
- Exposed metal chimneys shall not be allowed.
- Shakes, metal profile shingles, clay roofing tiles and asphalt shingles (30 year) shall be allowed.
Development Guidelines
- Eighteen (18) large residential lots will form Phase II of Schandre Estates.
- Three complete copies (1:100 metric scale or 1/8" = 1 ft.) of your home plans, basement foundation plans, elevations, decks and fences, exterior finishes and colors shall be submitted to Schandre Estates for approval before applying for a building permit. Two (2) stamped copies will be returned to Owner/Builder.
- House foundations shall be designed and built as per the Geotechnical and Engineering requirements in the service agreement and stamped for approval.
- Construction shall begin within two (2) years after lot purchase and be completed one year from construction start date.
- Homes shall be 95% complete before home owners may move in.
- Services shall include the following: natural gas, underground power, town water supply, telephone, cable, domestic sewer, pavement, curbs, and street lights.
- Taxes will be adjusted upon purchase of lot.
- The lot owner shall be responsible for continual cleaning of the home construction site. The lot owner shall also supply and use disposal bins for all debris at building site.
- A fee of $1,500 each for the water and sewer connection shall be paid to the town by the purchaser.
